City Modern is expected to create over 400 new residences
One of the most anticipated developments in Detroit, City Modern, is holding an official start-of-construction ceremony this week. This is one of the largest residential developments in Detroit in decades and will add 410 residential units onto 8.4 acres of land in the neighborhood. It’s being led by Dan Gilbert’s Bedrock and Rock Ventures.
The design, although award-winning, has been highly debated. The design is meant to be quite modern, although critics have cited it looks like designs in many other big cities. Whatever the opinion, it is an ambitious project and one that will add a lot of density to a neighborhood that, although lying between downtown and midtown, still has a lot of vacant land.
Overall, there are many different types of buildings by many different designers, expected to offer residential options for those right out of school, with families, and into their senior years. Many of the buildings are expected to be mixed-use and mixed-income. The overall design includes a lot of park space, greenery, and rooftop decks.
Also included is the renovation of three more historic homes in the neighborhood. The Ransom Gillis house was the first part of the project. The renovated Ransom Gillis house in Brush Park was featured on HGTV’s The Rehab Addict.
Initially, the project said it would be about $70 million (LOL) with a timeline to finish next year. We’ll update when we get clearer, more accurate numbers. For now, here’s a look at the designs.
